摘要:依据北京市土地整理储备中心发布的数据,利用地理信息系统技术和统计分析方法,从总体情况、出让方式、交易价格等方面对北京市2010年土地出让市场情况进行分析。基于此,提出土地出让市场现状反映出居住类用地供应不充分、远郊开发区地价和轨道交通对居住类用地地价的拉升程度被低估、开发商拿地热情因地异化空前明显等问题,认为要切实加大居住类用地尤其是保障性住房用地供应,完善远郊区县开发区基准地价定制工作并提高此类用地土地利用率,继续加强轨道交通建设以提升土地价值,真正有效抑制房价并尽快寻找新的经济增长点等。
According to the data released by land consolidation and rehabilitation center of Beijing, this paper analyzed the status of remising - land market in Beijing in 2010 from the perspectives of the overall situation, transfer mode, the transaction price, by which the problems such as the insufficient supply of land for residential class, undervaluing on the affect of rail traffic to the suburban zone land, the unprecedented alienation of de- velopers' enthusiasm of bidding land. It was considered that government should increase the residence category of land effectively, especially land sup- ply for affordable housing, improve the outer suburbs zone benchmark premium custom work and improve the land utilization of such land, continue to strengthen the construction of rail transit in order to enhance the value of land, inhibit housing price and find a new economic growth points as soon as possible.
