摘要：利用GIS和ESDA方法探讨北京住宅价格的时空分异和演变规律。在时间变化上,价格总体上升,不同阶段引起变化的原因不同。在空间分异上,价格呈正相关和显著的空间集聚,高价格正相关区集中在城市中心,形成了以建国门、朝阳门、东直门三里屯等街道为中心的增长集聚区,低价格正相关区集中在城市外围的西部、南部和西北部;价格在南北和东西向呈平缓倒U型曲线趋势,从市中心到近郊价格递减,正南、西南向衰减幅度很快,东北、西北、东南较慢。
Using GIS and exploratory spatial data analysis techniques, the spatial and temporal variation and evolution of housing prices in Beijing was explored. On time change, the overall prices was rising, and price changes were caused by different reasons at different stages. On the spatial variation, firstly, housing prices showed a positive spatial correlation and experience a significant feature of the spatial concentration throughout the study period. Secondly, the positive correlation areas of high housing prices were mainly concentrated on urban centers, and formed the price increasing gath- ering areas taking Jianguomen, Chaoyang men, Dongzhimen, Sanlitun street and others as the center. Besides, the positive correlation areas of low housing prices mainly focused on the west, south and northwest in the outskirts of the city. Thirdly, housing prices emerged as a gentle inverted ＂u＂ shaped trend in the north - south and east - west directions. At last, housing prices showed a decreasing trend from the city center to the surrounding suburban areas. In addition, housing prices in the south and southwest region decayed very fast, but that in the northeast and northwest and southeast region decayed rather slowly.
