摘要:住宅价格空间分异性能体现社会空间异质性,理解当前住宅价格空间格局分异特征及影响因素对北京这类超大城市进行相关规划有重要意义。利用空间插值方法分析北京二手房住宅价格空间格局,采用地理加权回归模型分析住宅价格空间分布影响因素。结果发现:北京市住宅价格的空间分布呈现圈层结构,高值区集中在四环路内,低值区集中在六环路外,但城市副中心地区住宅价格较高;地铁站、大型商圈、文化教育机构、娱乐和艺术场所等对住宅价格有促进作用,但地铁站和大型商圈对高端住宅的影响完全不同;建成环境、交通区位和政策也会对住宅价格空间分异产生影响。城市规划可据此对住宅小区周边的相关设施与环境予以协调与优化,特别是重视精神文化生活的配套建设。
The spatial differentiation of housing price reflects the heterogeneity of social space and connects groups of different consumption levels.This paper aims to understand the spatial differentiation characteristics and influencing factors of the current housing price pattern,which is of great significance to the support planning of related residential district industries and facilities in mega cities such as Beijing.Spatial interpolation method was selected in this paper to analyze the spatial distribution of second-hand housing price in Beijing,and geographic weighted regression model was used to analyze the factors affecting the spatial distribution of housing price.The results show that the spatial distribution of housing price in Beijing presents a circle-layer structure,the high-value areas are concentrated within the Fourth Ring Road,and the low-value areas are concentrated outside the Sixth Ring Road.However,residential price in the sub-central areas of the city is higher.Subway stations,large-scale commercial districts,cultural and educational,cultural and entertainment,cultural and artistic venues all have a positive effect on housing price,but subway stations and large-scale commercial districts have completely different impacts on high-end residences.The built environment,traffic location,and policies also have an impact on the spatial differentiation of housing price.Urban planning can coordinate and optimize the surrounding facilities and environment of the residential community based on this,especially attach importance to the supporting construction of spiritual and cultural life.
