摘要：20世纪90年代末以来,中国大城市居住郊区化快速发展,郊区居住区成为社会阶层相对混杂、居住流动性较大、日常生活方式多元化的地区。以北京市天通苑地区为例,借助GIS可视化技术描述并分析了郊区化过程中职住关系的人群差异性,并通过多元回归模型揭示搬迁时间、住房来源、就业机会、居住与就业调整等反映住房市场化进程与住房政策变迁的因素对郊区居民职住关系的影响。研究表明,在居住郊区化和郊区城市化的共同作用下,郊区居民中本地居民与外来人口之间在职住关系的影响因素上存在显著差异,外来人口的职住关系受市场化力量的影响更多,而本地居民的职住关系同时受到保障性住房政策与市场化的影响,并且政策性因素影响更大。
Since the late 1990 s,Chinese large cities have experienced rapid suburbanization. Accordingly,the suburban residential areas have gradually transformed into areas with high degree of social class mix,residential mobility,as well as the diversity of daily life style. Through a case study of Tiantongyuan community in Beijing,aided by GIS visualization technology,we describe and analyze the differentiation of home-work link between social groups. After that,multiple regression models are used to reveal the impact of housing marketization and housing policy changes on the home-work relationship of suburban residents, such as the implications of residential movement period,housing source,job opportunities,residential and employment adjustment etc.Finally,this study shows that under the combined effects of residential suburbanization and suburb urbanization,the home-work relationship of migrant population is more influenced by market force while the home-workrelationship of local resident is influenced by both the marketization and housing policy,and the policy factors have a great impact.
